    * 1. Closed - Particular Brand, typically not permitted on public projects - Proprietary - by trade names, doesn’t allow for substitutions
    * 2. Open - Typically provides serveral options - Performance - describes desired results, not a precise description of invididual components
    * 3. Reference - Refers to quality standard that are established by testing authorities
    * 4. Descriptive - Describes all components. Architect assumes total responsibility for description
    * 5. Cash Allowance - Describes an amount of money required to cover the cost of some items

Minor changes are those after the Contract is signed, yet too minor to affect Contract Sum or Time.

Critical Days/Decisions in the Life of a Project

Assuming the most straightforward DBB project.

This is a comprehensive list of a project life

  • Decide the delivery method
  • The Owner provides project expectations, documentations for existing site conditions
  • Agreement with the Architect (B101 if traditional DBB)
    * Design Phase
    • Programming
    • SD
    • DD
    • CD
  • Pre-Bid
    • Questions and clarifications must be within (7)days before the Bid Date
    • Addendum
      * Bidding Phase
    • Owner provides evidence of ability to pay
    • Contractor requests lien information
    • In (15) days Owner provides lien information
    • Owner pays for assessment, approvals, tests, surveys, etc. to determine project feasibility (Geo-Technical, Land survey)
    • Contractor’s substitution request (if any) - must be submitted to the Architect at least (10) days before the Bid Date
    • If the Owner approves the alternate materials, Architect must issue an Addendum to all bidders (4) days prior to Bid Date. Refer to A701, Article 3.4.3
    • Contractor clarification request - must be submitted to the Architect at least (7) days before the Bid Date
    • Bid Date (deadline for bid)
    • Contractor’s qualification statement (A305)
    • Bid Awarded - typically to the lowest bid (if using A101)
    • Execution of the Contract (prime contract signed)
    • Contractor submits subcontractor list
    • Owner pays for repreoduction of drawings to be returned to the Architect as their copyrighted material
    • Pre-Construction conference - owner submits financial evidence of sufficient funding
    • Contractor provides Certificate of Insurance - the Owner will be given at least (30) days notice before insurance policies are cancelled
      * Construction Phase
    • Commencement of Construction
    • If hazardous material discovered, the Contractor must immediately stop the Work in the affected area and report to the O&A no later than (14) days after first discovery - A201, 3.7.4.
    • Contractor submits Schedule of Values
    • Contractor submits Application for Payment (G702) - no less than (10) days prior to the Date of Payment established by the Schedule of Values
    • Architect issues Certificate for Payment (G702) - no less than (7) days
    • Progress payment
    • Subcontractor’s RFI
    • Permits and Fees paid by Contractor
    • Repeated Application and Certification for Payment for progress (G702)
    • Submittals
    • If any, Change in Scope of the Project - Change order (G701) or Construction Change Directive (G714)
    • If any (typically yes), minor change - Architect’s Supplemental Instructions (ASI, G710)
    • Certificate of Substantial Completion (G704)
  • Final Application for Payment
