Q

What are 3 important considerations in a job authorization/contract?

A
  1. Owner – occupant (tenant)
  2. Condo parties (multiple policies, yet one claim)
  3. Is the wet material Structure or Personal Property (contents)?

During INITIAL CONTACT, phone procedure (when practical) should include…

A
  1. Completing a call report (detailed)
  2. Discussing payment (terms prior to work)
  3. Discussing the deductible/emergency payment collection policy (prior to work)

Q

During INITIAL CONTACT, to provide true Emergency response, what two critical actions are needed when restoring a water-damaged structure to
reduce or retard microbial growth, even on Category 1 intrusion?

A
  1. Respond quickly

2. Dry structural materials rapidly

Q

According to S500 1.2 (The Principles of Restoration), providing for the health and safety of workers and occupants are First & Foremost by doing what two things?

A
  1. Providing appropriate personal protective equipment (PPE) for workers
  2. Making reasonable effort to identify, inform building occupants of, and protect them
from, health and safety issues including:
a.) “suspect mold” odors – smelled but not seen – inspect further to locate source
b.) visible mold growth discovered …at once, use adequate protective measures
including appropriate PPE and containment or other engineering controls
c.) slip - fall hazards – most common hazard for both workers and occupants
d.) electrical; asbestos; lead and chemical exposures; sewage contamination (Cat 3)

Q

During the INITIAL INSPECTION, what are the 3 (three) most important work processes of the JOB SCOPE?

A

1) Evaluate and document ATMOSPHERIC CONDITIONS INSIDE/OUTSIDE and MOISTURE CONTENT OF MATERIALS in affected and unaffected areas (even if no water visible).

2) Evaluate and document IN WRITING/PICTURES:
a) SOURCE & TIME OF WATER INTRUSION including visible material deterioration
b) ANY VISIBLE MICROBIAL GROWTH (pre-existing damage)
c) bring PRE-EXISTING DAMAGE to attention of Materially Interested Parties (MIPs)

3) ESTABLISH DRYING GOALS
a) in agreement, if possible, with materially interested parties (MIPs)
b) then; determine dry standard:
(i) with reasonable approximation of conditions prior to intrusion or,
(ii) comparing to moisture content (MC) in unaffected areas of structure

Q

For FINAL INSPECTION (COMPLETION), what three factors are important to document and validate?

A

1) Determine and document pre-determined DRYING GOALS WERE MET
2) Drying EQUIPMENT SHOULD REMAIN in operation UNTIL drying goals have been MET

3) Two Documents should be INCLUDED - ATMOSPHERIC & EQUIPMENT READINGS; MC; surface temperatures:
a) Moisture Map (validates moisture content and location) and
b) Daily Humidity Record

Q

Mitigating the Intrusion includes…

A
  1. Control spread of contaminants – if contamination, remediate first
  2. Moisture control:
    a. ) moisture problems are: identified, located, and corrected or controlled
    b. ) responsibility of property owner, not restorer, to correct source of intrusion

Q

After cleaning/removing (properly disposing) unwanted materials and particulates…

What are the Four (4) Principles of Drying that should be considered on all drying projects?

(Clue: REDT)

A

R-E-D-T

  1. REMOVE THE EXCESS - (absorb, drain, pump, vacuum) – The more excess water removed during this first principle, the shorter the drying time. Multiple extraction passes often are required with carpet and cushion.
  2. EVAPORATION - (air movement, velocity, temperature) –changing a liquid to a vapor.
    a. ) After water extraction, drying time is highly influenced by evaporation rate
    b. ) usually promoted by using specialized air movers (“fans”); heat application
  3. DEHUMIDIFICATION - or Ventilation
    a. ) removal of evaporated air from structural
    b. ) ventilation – exchange moisture laden air with less humid air
    c. ) helps to minimize secondary damages and health hazards
  4. TEMPERATURE CONTROL - continue to apply, modify and control to increase:
    a. ) Evaporation rate potential
    b. ) Dehumidification effectiveness
17
Q

After drying, completion of project is required by doing what? (2)

A
  1. Remove remaining contaminants; repairs - qualified and properly trained personnel
  2. Repairs should be performed by qualified and properly licensed technician.
