Lavant Roof - What is the purpose of your quality inspections?
To monitor quality and ensure works were being completed to the specified standard, review programme. This allowed identification of issues to be highlighted early reducing potential delay.
Lavant Roof - How did you manage quality on Lavant?
Undertook regular site inspections, obtained roofing manufacturer reports to ensure the system was being installed correctly to obtain the required warranty.
Lavant Roof - What did you look out for to confirm he material was of good quality?
The BBA certification of the Bauder products being used.
Lavant Roof - How would you ensure contractor proposals for alternative products are suitable?
Compare specifications, ensure standards of the original specification have been reached, consider cost differences, warranty differences, and suitability of application.
Lavant Roof - What is detailed in a good inspection report?
Actual vs programme progress for each activity, summary of works completed in period, identification of issues, risks, instructions in period, outstanding instructions, photographs.
Lavant Roof - Can you explain some of the defects and issues you picked up during your inspections on this project?
For example I noted on site a sacrificial felt layer had not been placed under the feet of cable trays which was required by the manufacturer.
Lavant Roof - Can you request the contractor opens up sections of the work? What are the implications of doing so?
Yes, you can request the contractor opens up sections of work if you don’t believe works are completed in accordance with the specification. If the contractor is found to be at fault, they will have to put right at their own cost. If I am wrong the client will bear the cost of the opening up works.
Lavant Roof - What was reviewed to ensure compliance with the manufacturers instructions?
Works on site i.e. ensuring layers of felt lap a minimum of 100mm, that there at minimum 150mm upstands and that the materials are being installed in the correct conditions such as temperature. Manufacturer site visit reports and sign off document.
Lavant Roof - What would you do if the work was not in compliance with the manufacturer requirements?
I would raise this with the contractor to rectify, and raise an instruction to make right the issue. For example I noted on site a sacrificial felt layer had not been placed under the feet of cable trays which was required by the manufacturer.
HDP - What did you consider when the client requested additional works?
I highlighted that there would be cost implications and also possible programme impact that we could not afford on the project due to the buildings limited closure.
HDP - What did you review on the draft programme issued following request of works?
Highlighted that the works could be completed concurrently within the scope without affecting the critical path, it added no additional time on to the project.
HDP - How did you manage change on this project?
I utilised a change control tracker recording the changes, authorisation, instruction, contractor VO, costs. It also allowed me to work with the QS to track total project costs / forecasts.
HDP - What is the variation request process in the JCT?
The SBC allows for the variation quotation clause confirming the requires of the request. Costs / requirements reviewed with the client and QS. Once agreed an contract instruction is provided by the CA.
Castlewood - What document would you look at to identify contractor health and safety on site?
Contractor H&S file, F10 if applicable, CPP, sign in / out book, recording of accidents / near misses.
Castlewood - What PPE was expected to be worn?
Hat, boots, hi vis. Goggles and gloves where required.
