Winterizing a Property Flashcards
Step 1?
Close the main water supply valve inside the house, which should be located next to the pressure valve (PRV), if applicable.
Step 2?
Close the water valve at the meter , which should be located just before the water meter or near the street. (If property is a planned unit development {PUD} or condo cluster, do not shut off meter)
Step 3?
Place a winterization notice at the interior main water valve location.
Step 4?
Turn off power to the water heater at the electric service panel or close the gas supply valve.
Step 5?
Drain and flush the water from all exterior hose bibs, we’ll system pressure tanks, expansion tanks, water softener, filter, appliances and water treatment system.
Step 6?
Open all faucet valves in the house to allow the air to ventilate the plumbing system and then drain from the water heater.
Step 7?
Add non-toxic antifreeze to all drains and toilet traps.
Step 8?
Place winterization notice at all sinks, toilets, water heater, electric service panel and inside the front door.
Step 9?
Set HVAC thermostat to heat
Step 10?
Set heat thermostat to 65
Step 11?
Close damper in fireplace, if applicable. Ensure the house is secure with all doors and windows closed and locked.
Step 12?
Take photographs of the water draining from the water heater as well as “After” pictures of the Antifreeze and posted notices at all applicable locations.
Step 13?
Submit the required “Before” and “After” photos with the fulfillment. Most winterizations should include 15-20 photographs.
