  1. actual entry giving rise to exclusive possession that is
  2. open and notorious
  3. adverse/hostile (lacking the owner’s permission) and
  4. continuous throughout the statutory period for an ejectment action (20 years)

can tack on time with anothe radverse possessor but not if outser or consent

SOL not begin to run is owner is under disability at time of sue
