Week 2- Site Planning Considerations Flashcards
Questions to ask when site planning
- what can I build on my property?
-what are the permitted zoning on the land? - are there any site constraints?
-how much?
-how long?
General site planning considerations
- major natural considerations Governing land use
-availability of existing services
-internal factors
-servicing corridors
What is major natural consideration governing land use?
Land development requires considerations of factors about existing land such as
- it’s shape
-structure
-characteristics
-location (highway/water body)
-topography
-geology
-hydrology
What are key notes of topography with respect to land use?
-too steep lands may be costly to develop and maintain services
-orientation of slopes may affect potential of good development
-southerly slopes favour exposure of houses to the winter sun
Significant of geological maps for land development?
-represent distribution of different types of rock and surficial deposits
-location of faults and folds
-development within bluffs, open pits, hazardous shorelines may risk human life and damage to structures/utilities
-identity groundwater aquifers, mineral deposits
-Earthquake prone areas (more $$)
- soil and subsoil conditions appropriate for excavation and site prep
Key points of hydrological maps for site planning?
-portray occupancy of water both on and beneath land surface
- invaluable in evaluation of water supply and flood prone zones
-underlying aquifers
-effects of pumping/dewatering
-ensure water table low enough to protect basements from flooding
Four basic servicing requirements
-access
-water supply
-sewage disposal
-drainage
External Factors for residential use
-adjacent & neighbourhood land use patterns
-Agricultural Land Reserve (ALR)
-stream, drainage systems and bodies of water
-neighbourhood aesthetics
-transportation systems
Internal factors for residential use
-subsoil conditions
-existing contours and steep gradient
-conceptual road and lot layout
-flood construction level
Service corridor considerations
-public right of way
-statutory right of way
- easements
-MBE
List 5 site planning considerations before purchasing land for subdivision
- topography
-hydrology
-zoning
-existing buildings
-existing utilities
-geology/soil condition
What does a topography map illustrate for site planning?
-illustrates shape of land by means of contours and elevations
-network of surface water features such as streams, lakes, ponds, shoreline
-ownership, current and future land use
-transportation networks
