What’s the future for MEES?
From 1 April 2023, a landlord of a non-domestic private rented property with an EPC rating of F or G must not continue to let the property until works have been carried out to improve the energy efficiency rating to an E or above.
It is expected that as part of the Government’s commitment to achieve an 80% reduction in CO2 emissions by 2050, domestic rental properties are likely to need to have a ‘C’ rating or above by 2025. A consultation on the proposal concluded in January 2021. However, these changes would be phased in, starting with new tenancies from 2025 and then all tenancies from 2028 and apply to all domestic and private rental properties on a lease between 6 months to 99 years.

Financial penalties
A threshold regarding if there’s been a breach by more or less than 3 months.

Can you give me and example when sustainability has impacted your work?
When valuing an office, I noticed the EPC assessment had expired and was in need of a new assessment. The property was an G rated so needed improvement,. I advised that possible improvement costs could have a factor on MV.
How could business rates incentivise occupiers/landlords?
If a building was to improve its energy efficiency there could be a case to apply for a reduction in RV.
If it emits less carbon/reduced co2/ net zero.
Business rates is a tax that could incentivise business to promote energy efficiency in buildings.
