What is the current MEES
Part 3 of the Principle 2015 Regulation of MEES
Landlord can not gran a new tenancy from 1 April 2018 and continue letting a property after 1 April 2023 with an EPC F or G

How to register for MEES exemption (f or g)
Exemptions must be registered on the National PRS (private rented sector) Exemption Register.
A MEES exemptions
Energy efficiency payback is 7 years or more
All Improvements Made exemption - undertake all works and EPC remains F or G
Non compliance with MEES
less than 3 months = up to £5,000 or 10% of RV (whichever greater) max £50,000
More than 3 months = up to £10,000 or 20% of RV max £150,000

Since Rishi Sunak paused the minimum EPC of C 2027 and B by 2030 there has been no update

What happens every 5 years
The Climate Change Act 2008, creates a carbon budget every 5 years.
In 2019, the Act required the UK to achieve net zero by 2050.

What are the limitations of an EPC
The main metric Environmental Impact Rating (EIR) can give an incomplete picture of energy performance in the context of grid decarbonisation.
