Q

Whats are the Heat Network (Billing & Metering) Regulations 2014?

A

relates to occupiers in multi let properties receiving individual metering for their space

17
Q

What is the Climate Change Levy (CCL)?

A

tax on non-dom energy users

18
Q

What is Biodiversity Net Gain (BNG)?

A

Require for new developments to deliver minimum 10% BNG for at least 30 years

19
Q

What does BREEAM Stand for?

A

The Building Research Establishment Environment Assessment Method

20
Q

What is BREEAM?

A

A voluntary assessment tool to rate commercial buildings (pass, good, very good, excellent, outstanding)
Assess on 9 categories eg. energy consumption, water use, transport links

21
Q

What is set out in the RICS Practice Information: The Design, Delivery & Mangement of Healthy Buildings: A Practical Guide (2023)?

A

How healthy buildings impact our health in design, construction materials, sound, light, water and air quality
Importance of considering Health and well being in ESG

22
Q

What is the WELL Building Standard?

A

Rates space on how it optimises health and mental wellbeing of occupiers

23
Q

What are Green Lease Clauses?

A

Sustainability focused clauses are increasing requested by occupiers eg. info sharing on energu useage
Toolkit provided by BBP

24
Q

What is the aim of the RICS SKA Rating Scheme?

A

To standardise sustainability in fit outs

25
Developers are increasingly considering more energy efficient construction solutions
Eg. Renewable materials and technologies
26
What are the 3 core elements of sustainability?
Social, Economic and Environmental
27
What does ESG stand for?
Environmental, Social & Governance
28
What is included in the RICS Sustainability and ESG Professional Standard?
Provides a practical framework for delivering on sustainability and ESG investigation, and reporting requirements in professional valuation advice.
29
Give me an example of the elements of a buildings mechanical and electrical systems that can be improved to increase energy efficiency? *
Lighting – replace fluorescent bulbs with LED bulbs, install motion sensors, use natural light. * Heating and cooling – install a thermostat to address temperature automatically. Double glazed windows * HVAC – upgrade air conditioning system – use energy efficient filters. * Insulation – walls, floors, roofs * Windows and doors – improve them to seal heat
30
Who is responsible for EPCs?
* Landlord if vacant * Tenant if occupied * If marketing – agent must get
31
What are EPC requirements for marketing?
* Must be commissioned within 7 days of the commencement of marketing (28 day limit for procurement) * Agents are responsible for procuring EPCs * Only the actual energy rating is required to be displayed on property and advertisement, where space allows, the graph should be shown * All online marketing material must have a link to the EPC to show the front page of the EPC
32
What are some current issues in sustainability?
* Embodied carbon in building materials * Use of renewable energy (particular uptick due to Ukraine crisis and reliance on Russian oil) * Increasing incorporation of wellbeing and health with wider carbon issues e.g. WELL building standards
33
The Paris Agreement negotiated at COP21 aims for what?
Keeping global warming at no more than 2 degrees above pre-industrial levels
34
How can buildings impact upon the environment?
Real estate infrastructure responsible for 40% of global carbon emissions
35
What is Off Site Manufacture (OSM)?
Modular / off-site construction is where components are made off-site and then delivered to site - Reduces waste, saves time and more sustainable
36
What are the UN Sustainable Development Goals?
The UN Sustainable Development Goals (SDGs) are the blueprint to achieve a better, fair, and more sustainable future for all.
37
What opportunities to decarbonise exist in the building life cycle?
* Opt for lower emission materials - construction * Recycle building materials – construction / repair * Input energy efficient materials – solar panels
38
