What are EPC’s bought in to do?

A
  1. Higher standards of energy conservation for new and refurbished buildings
  2. Establish calculation methodology for energy performance
  3. Certification of all buildings when leased or sold (this will apply to all existing leases from April 2023)
  4. Mandatory inspection of boilers and air conditioning systems in buildings.

How long is an EPC valid for and what is proceedure is in place if you fail to comply with minimum standards?

A

10 years
fine for breach between 0-3 months up to £5k
fine for breach over 3 months up to max of £150k

A

What exemptions are there for EPC’s?

A
  1. places of worship
  2. industrial buildings with no heating or cooling
  3. tenancy under 6 months
  4. tenancy over 99 years
  5. Not feasible to improve the EPC rating to E or above in when all improvements with a payback of 7 years.
  6. When devaluation can be proven of 5% if the improvements are undertaken
  7. When third party consent from tenant, landlord or planning authority is refused

What is a DEC? and when are they required

A

A display energy certificate is required for public buildings over 250sqm and they show actual energy use and carbon dioxide emissions.

What buildings are exempt from MEES/EPC requirements?

A
  1. Places of worship
  2. industrial buildings with no heating or cooling
  3. tenancy more than 99 years
  4. Where devaluation can be proven - so where improvements would reduce the market value of a property by more than 5%
  5. Where third party consent from a tenant, landlord or planning authority for improvement is refused
  6. Where tenancy is less than 6 months.
  7. Where it is not feasible to improve the EPC rating to an E or above even with improvements with a payback of 7 years or sooner.
