Example of acting with honesty and integrity
In lease negotiations with a GP I was asked if there were any onerous clauses in the lease they needed to be aware of - I was transparent and confirmed I couldn’t provide that advice and they would need to seek advice from their solicitor.
Give an example of client care
Last year NHS PS implemented a new service charge budget process enabling clearer communication and greater transparency for customers. This process has greatly improved customer satisfaction, acceptance of service charge costs and payment.
Give example of your communication and negotiation in a transaction
Chiswick - A centrally NHS funded project could only proceed if the tenant signed a new lease and outstanding debt was resolved. After meeting face to face I negotiated a compromise on the lease break and agreed a reduction in cleaning and security costs which unlocked the transaction to proceed to completion.
Give example of Health and safety issue you have been involved in
RAMS in respect of Wayleave works to a health centre I manage. On review hey were largely generic and did not explain how the works would be undertaken safely. I reverted back to the contractor highlighting the need reference to the site asbestos register, PPE and working hours.
give an example of business planning
SWOT (strengths, weaknesses, opportunities and threats). Talk about the IAP procedure at NHS PS which is effectively a mini business case.
Give example of Strategic real estate consultancy
Soho Hospital. The strategy has been to document all tenancies (80% of which has now been achieved), and to put in place new site controls. A building manager has started on site to ensure rooms are being booked and access is monitored so the occupiers can be sure the site is being managed safely by the new site regime.

Patrick Doody Health Centre was under-utilised and requiring refurbishment. In order to progress upgrade works NHSPS needed a space requirement and funding. A local GP needed new space so we started enabling this move by producing two parallel business cases - one for the funding proposal and the other for NHS PS board approval.

I need to check LL services provided are consistent with those invoiced. I am tasked with ensuring budgets are provided annually and invoices reflect those budgets. Any subsequent reconciliations by the landlord need to be thoroughly checked – a case in point at a multi-use development managed by CBRE where a new senior property manager was in place; provided a reconciled budget of almost extra £100,000 liability over budget. After I reviewed the schedule calculation I noted the majority of the charge was incorrectly apportioned to NHS PS. Credits for £80,000 were provided after this error was highlighted to CBRE.

Jubilee HC. LL lease specified a RPI review with cap and collar within the lease rent review clause. After reviewing the lease clauses myself and checking the landlord’s calculations were correct, I arranged for the rent review memorandum to be signed and our systems updated with the new rent.

Brocklebank AfL - deed of surrender and agreement to lease to enable construction to commence on a new health centre on a neighbouring site.
Give example of inspection
General NHS portfolio - The site inspections are carried out in accordance with RICS surveying Safely 2nd Edition. When visiting site we complete a checklist form to capture details including any defects to the building (interior and exterior).
