Can you explain how your basement subdivision design met with fire safety regulations? what were the key considerations
Under the fire section (2) within the technical handbook: Non-domestic
I first reviewed the section on escape within basements. It stated that if a basement was 4.5 meters deep or more it would require 2 exits to meet current regulations. as it was a tradition historical high street property I concluded that it was most likely deeper than 4.5 meters. As the basement area had two doors, so I concluded it was feasible to bring the design up to current regulations.
Client may have used the basement area for the public, therefore to keep it compliant for future uses it would require 2 exits
The travel distance for 1 exit was deemed excessive +18 meters
Can you explain why a magnetic door lock and push button was required?
As two fire escapes were required.
Section 2.11 of the Handbook, which requires doors on escape routes to be readily openable without the use of a key.
The inclusion of a push release was deemed a fail safe in the event that lock did not disengage.
How did you create the storage room
I blocked of an opening in an existing wall.
I used details from the British gypsum white book to ensure the correct fire resistance (60 minutes)
I included a stud partition wall with decorated plaster and solid timber door.
I included a fire sealant around the property
I specified LED baton lighting which would be connected to a consumer board
I specified overhead emergency lighting which was hardwired
Smoke detection symptoms were already in place
