Project Definition Phase
This phase includes:
- evaluation of owner’s program, schedule, budget, and project site
- preparation of initial line drawings for owner’s approval
- submission to owner of Statement of the Probable Project Construction Cost (SPPCC)
Schematic Design Phase
This phase includes:
- documents consisting of plans, elev, sec, and etc.
- outline specifications
- diagrammatic layout of construction systems
- updated SPPCC for submission to the owner
DESIGN DEVELOPMENT PHASE
This phase includes:
- preparation of complete contract docs consisting detailed construction drawings
- preparation of technical specification
- submission of 7 sets of all construction drawings to owner for to purpose of attaining building permit
- updated SPPCC based on the changes in scope, req. or market conditions
- Assisting the owner in filing req. documents for project approval
Contract Document Phase
This phase includes:
- preparation of bid documents
- assisting owner in establishing a list of contractors
Bidding/ Negotiation Phase
This phase includes:
- decision making relation to execution and progress of work or the interpretation of the contract docs
- prepares change orders, gathers and turns over to the owner written guarantees required of the contractor and sub-contractors
- make periodic visits to the project site
- determining the amount of payment to contractor
Construction Phase
There are 2 ways by which the architect may enter into contract with the owner as the lead professional working with other professionals in the engineering and allied professions.
- with a single contract between the architect and owner, and sub consultancy contracts between the architect and the other professionals working with the architect.
- with the architect and the engineering and allied professionals executing separate contracts with the owner.
