What is the Choice Based Letting system?
One of the ways used to fill stage 2 void accomodation. It is where households can bid on three properties a week on The Home Connections Website. And based on priority, housing is allocated. E.g. how long they have been waiting, or have the highest priority. The council uses a points system which takes account current housing conditions, income, local connection to westminster, and behaviour of applicant
What are two ways in which stage 2 void vacancies can be filled?
1: Transfer list (created by team leader and team) ranks people wanting to transfer accomodation based on their current situation: e.g. those staying in B&B (expensive), decants (have to move due to repair etc), and benefit capped families
2: Using the Choice Based Letting system: Households bid 3 times a week on accomodation listed online, decision made based on who is highest priority/who has been waiting the longest. Priority can be determined using a points system. Points are based on current housing, medical welfare needs, income/assets, and behaviour of applicant
What are three conditions of the transfer list priority?
1) Staying in B&B, costs lots
2) decants: those who have to work due to major works etc
3) Benefit cap affected households.
What 2 parts of the Housing Act 1996 are relevant to this role?
Part VI: Refers to housing register and depends on which council. Westminster use private housing which is RMG.
Part VII: Defines homelessness and duties of the council to help them
BOTH PARTS REFER TO NO WRONG DOOR POLICY: which states that if there is an idea that someone is homeless/going to be homeless, it triggers homelessness application.
What two acts of legislation do RMG follow when working with Westminster council to house homeless people?

Homelessness reduction Act 2017,
Providing temp accomodation, allocation, and inspections of said accomodations.
