Dispersed settlement
spread out; small settlements (farms and hamlets) dotted around the countryside
Nucleated settlement
clustered; houses, farms and buildings grouped together into villages
Linear settlement
houses and buildings located along a road, river or canal; common in steep-sided narrow valleys
Settlement function
the purpose of a settlement - why it is there and the “work” that it does, e.g. residential, industrial, commercial,and educational functions. Many large towns are multi-functional
Settlement hierarchy
the arrangement of settlements in an order of importance. This is usually based on the size of area and population, the number of services/functions and the relative sphere of influence
Sphere of influence
the area served by a particular settlement
Threshold
the minimum number of people needed to sustain a good or service
Range
the maximum distance that a customer is prepared to travel in order to obtain a good or service
Effective area
floor space rather than ground space, because buildings in the CBD are usually several stories high
PLVP
Peak Land Value Point - this is the part of the city where the land values are at their most expensive
Distance decay
the concept of land values falling as distance from the city centre increases
