What is brownfield site?
Commercial or industrial property where the development, expansion, or reuse may be complicated by the presence or potential presence of a hazardous substance, pollutant or contaminant.

What is considered sustainable site?
Storm water management plan has been implemented
Provide shade, light colored / high albedo materials, uses open grid pavement equal to 30% of site’s non roof surfaces
What is albedo?
Fraction of the radiant energy received on a surface, sun’s energy
What is sustainable site?
Has minimum of 50% of its parking spaces underground or covered or that uses an open grid pavement system for 50% of its parking lot area
High solar reflectance index roofing, green vegetated roof
Exterior does not create light pollution
Uses high efficiency irrigation technology , uses capture rain or recycled site water to reduce potable water for irrigation
Does not have permanent landscaping irrigation system, uses only rain or recycled site water
What is sustainable site?
Supplies at least 5% of its total energy use through onsite renewable energy
Walkable community with min. Density of 60,000 sq ft
Within half mile of residential zone and with pedestrian access to at least 10 basic services such as banks, pharmacies, schools, supermarkets , public transportation
Provided with secure bicycle storage and convenient changing and shower facilities
Guaranteed tenant parking does not exceed minimum number required by zoning or where no parking is provided with tenant lease, preferred parking is provided for carpools serving 5% of building occupants
