Form AS1
used for personal representatives to assent the whole registered title
Form AP1
Used to change the register for registered title
TP1
Transfer of part only of a registered title
e.g., buyer purchasing a house forming part of a newly built residential estate - TP1
FR1 Form
used to register land or property for the first time
- unregistered land
SDLT5
Stamp Duty Land Tax
- stamp duty certificate has been obtained
- this certificate proves the payment of tax
- buyer’s solicitor receives SDLT 5 certificate on submission
SDLT1
The form which is submitted to HMRC
- along with tax paid
- within 14 days of completion
WRA Certificate
This is the certificate to prove payment of the tax if the property is in Wales
Form DS1
Discharges the seller’s mortgage, if there is one
Pre-contract enquiries: Form TA6
Residential property
- property information
- contains information about boundaries, alterations, work done, neighbour disputes, etc…
Updates to Form TA6: Law Society recently produced a new version of the TA6 to be used in conveyancing transactions.
* It has a Part 1 intended to be completed by the seller and used by estate agents in marketing the property
* Part 2 contains information specific to the conveyancing process
o The changes were controversial – date on which it was to be compulsory for firms has been pushed back to 15 Jan 2025 –> possible that the new TA6 will be subject to further change

- items that are or are not included in sale
Form K15
Central Land Charge Search
- if the property is unregistered
- carried out against the full name of the seller and all previous owners for their period of ownership
Is TA6 Property information Form contractually binding?
It is not contractually binding, but if the seller does not provide accurate information to best of their knowledge, buyer may have a claim for misrepresentation
CPSE1
Applies to all commercial property transactons
CPSE2
Applies where the property is subject to commercial tenancies (e.g., purchase office block or industrial estate)
CPSE3
Applies to the grant of a new lease
Transfer of land in the form of a deed
TR1 - whole of freehold or leasehold estate
TP1 - used for transfer of part only of a registered title
Law Society TA13 Form
Residential transactions - the form used for requisitions on title in pre-completion stage
Conveyance
Unregistered title may be transferred in the form of a conveyance
DS3
Form DS3 is used to discharge a mortgage of part of a registered charge
(part = DS3)
What is the effect of the Land Registry’s ‘early completion policy’ on the application for registration (of the transfer to a buyer and new mortgage)?
Where seller’s mortgage has not yet been discharged
The Land Registry will complete the application by registering the transfer and new mortgage, but will leave the existing charge on the register
- Still need DS1 from seller to discharge the seller’s mortgage
