Real Estate - Pre-Qualifying the Listing Appointment Flashcards
Goal is to understand what objections you’ll face
Do not handle objections here. Wait until I get in front of them.
Ask for permission
Before I come out… there are a couple of questions I need to ask you… okay!
Do you plan to…
interview more than one agent?
Tell me again… where
are you moving to?
Tell me again… why
are you moving there?
How soon…
Did you have to be there?
If I sell
your home in 30 days… would that pose a problem for you?
What would happen…
if your home did not sell?
How much…
do you owe on the property?
When I see you…
how much do you want to list your property for realistically?
So… what’s
the price you won’t go below?
Have you ever
thought about selling it yourself?
Will you help
finance the home for the buyer… or do you need your cash out?
Will you quickly
describe your home for me?
How would you
rate your home on a scale from 1-10?
What would
make it a 10?
Specifically… what do you need to see…
if anything… to help you make a decision to… list your home with me?
Do you have
any questions before I arrive?
Will all the decision-makers…
be there… when I arrive?
I’ve only spoken to you…
are there any considerations your spouse may have… that I should know about?
So you know… our meeting
should only take between 5 and 25 minutes… okay?
If what I say makes sense…
and you feel comfortable and confident… that I can… sell your home… are you planning to… list your home with me?
Would you mind if I ask…
a few quick questions to make sure I’m fully prepared when I see you?
