How did you indentify the drainage systems were in disrepair at Raynham Road
A
It was clear visually that both downpipes/gutters were not being regularly maintained (i.e overflowing and moss/mould) and also that there were sunken drainage systems in their demised car park that were not properly draining surface water

How did you determine the draingae systems at Raynham Road were a breach of the tenants reponsibility?
A
Reviewed the lease and determined they were within the tenants demise. It was therefore their responsibility

What could you have done if the tenant hadn’t acted at Raynham Road?
A
- Served legal letter
- Carried out works ourseleves and recovered costs (under Jervis v Harris clause)
- Serve interim schedule of dilapidations
