What are the permitted uses for the R1 district?
One single family dwelling per lot.
Public park or playground.
Home occupation, as defined.
Transp. Utility easements, alleys, ROW.
Accessory buildings which are not part of the main building, including one private garage.
A temporary bulletin board or sign, not exceeding 12 square feet in area and pertaining to the lease, hire, or sale of a building or premises.
Temporary building of the construction industry which is incidental to the election of buildings permitted in the district.
Parking lot provided to serve the uses permitted.
What are the conditional uses for R1?
Municipal use, public building, and public utility.
Plant nursery in which no building or structure is maintained in connection.
Golf course or country club.
Churches, not including missions or revival tents or arbors.
Public school or school offering general education courses.
Church bulletin board or sign not exceeding 15 sq ft.
What is the lot size for R1?
One family dwelling, minimum 8,000 sq ft
Churches, 25,000 sq ft or 225 sq ft times the maximum seating capacity, whichever is greater.
What is the front yard setback for R1?
25 feet from property line or 50 feet from center line of existing right of way, whichever is greater.
What is the side yard setback for a house in R1?
The main building shall be a minimum of 10 feet from each property line.
If the side yard is on a corner the setback is the same as the front yard.
What are the setbacks for a church in R1?
50 feet from each property line.
What is the setback for an accessory building in R1?
Unattached accessory buildings shall be 5 feet from lot line or, 3 feet from an interior side lot line when all parts of accessory building are more than 90 feet from the front lot line.
What is the minimum lot width for R1?
75 feet for front yard
What is the allowable of area occupied by structures, including accessory structures in R1
35 percent of the total area of each lot.
What parking is allowed in R1?
2 off street parking spaces shall be provided for each single family residence. Other uses shall provide parking in conformance with the provisions in chapter VI.
What are the sign regulations for R1?
No sign or advertising displays are permitted except for one sign not exceeding 4 sq ft in area may be erected to advertise the property S being for sale or rent.
Church sign may be no bigger than 10 sq ft in the front yard.
All signs must be 10 feet from any street.
