Summarise the schedule of condition
Before an AST commenced, I produced a schedule of condition to record the condition of the property. I record all features and amenities inside and outside the property, as well as any defects that were present.
Summarise the coach house
I prepared a property for re-letting. I inspected the property and decided that no works were required as it was already in good state of repair. I review the internal property data system and found that the EPC had expired but all other compliance was up to date. I instructed a contractor, and obtained a compliant EPC
Fibre cable installation
A fibre cable was due to be installed at an NT estate. I met with the contractors to agree the locations of the cables, ensuring they wouldn’t cross into neighbouring land. I also inspected the locations of the cables that had already been installed and ensured the land had been returned to its prior state
Summarise croome management agreement
I prepared a summary report of Croome Management Agreement which is used to manage the common areas of Croome Court and the neighbouring residential freehold properties. I reviewed the original management agreement, all meeting minutes, and resolutions. I presented my report to my client, advising them of the appropriate processes and agreements for various aspects of the management agreement.
Summarise Upper Brompton
I advised the estate manager of the works required to a vacant house to prepare it for re-letting. I provided them a list of required works, and some suggested works. I also provided an estimated rental value and internal rate of return to assist them in their application for internal funding. Once the works had been agreed, I instructed the contractor, and ensured the property was safe for viewings
Summarise hazler mast
My client has a licence to house their radio equipment on a third party’s mast. The signal was being impacted by another dish on the mast, causing a health and safety concern for the rangers using the radios when working in remote areas. I reviewed the terms of the leicence and discussed moving the equipment to a more appropriate side of the mast with the licensor. I advised my client to contest the invoice they had received for this as the service they were paying for was not been provided.
