The most restrictive. Product/materials/systems are specifically called out and there’s no substitutions allowed. Easy to write, short.
prescriptive spec with alternates
A base bid with a list of at least 3 approved manufacturers or “approved equal”
performance spec
specifies the results the final construction assembly must achieve. Does not mention trade names. It gives the contractor and suppliers more scope to innovate and adopt cost effective methods of work, potentially offering better value for money. Contractors can comparatively bid.
descriptive spec
detailed requirements for the material or product and the workmanship required for its fabrication and installation
reference spec
describe a material, product or process based on requirements set by an authority or test method

Specifying for Sustainability - Division 01 General Requirements
A separate spec section to set the goals and general direction of the project for sustainability and environmental quality. A summary of the environmental goals addressing: 1. resource-efficient material and systems; 2. energy conservation; 3. indoor air quality. If seeking LEED, individual credits requirements by LEED may be listed. Required submittals from the contractor includes 1. manufactured certificates of recycled contents 2. certificates of certified wood 3. material emission test reports 4. MSDS (material safety data sheets) Requirements for test / procedures of materials to meet standards. Hazardous materials list. Minimize construction pollution and impact to environments.
Specifying for Sustainability - Individual Spec
specify products with local products, recycled contents, low VOCs, energy efficiency, cleaning and maintenance requirements, certification by a third party.
Spec writing guidelines
- use current standards and test methods 2. avoid specify test methods and end result / product the same time. 3. avoid using standards tat cannot be measured. 4. avoid exculpatory clauses 5. avoid ambiguous words 6. keep short 7. one major idea in each paragraph
