Can you tell me the process of a Traditional procurement route?
- Client appoints the design Team who fully designs the project
- Design is tendered
- Contractor is selected
- Selected Contractor signs contract and constructs
(DTC) (Sequential)
Can you tell me the process of a Design & Build procurement route?
- Client may choose to appoint a design team.
- Employers requirements are prepared on behalf of the Employer (Level of information depends of form of D&B)
- Design is Tendered
- Tendering contractors submit their CPs and CSA
5.Contractor is selected. The contractor will complete detailed design.

Under D&B, what is novation? Who is responsible for the design?
Novation is a process where the contractual rights and obligations are passed from one party to another. E.g. on D&B projects the design team are appointed by a client to carry out the initial design. When the contract is awarded, The contractor can choose to novate the design team to complete the design. in this case, the Client will be responsible for design pre novation and the contractor will be responsible post novation
Under D&B, what extent of design is included in the ER?
Depending on the form of D&B
As much as the client wants to control

Can you tell me about the 3 different variants of D&B?
- Pure D&B
- “Half way house”
- “Design & Dump”
Do you know what a turnkey contract is?
Turnkey is where a single contractor is appointed to design and fully equip a project and only hands over when complete ‘ turn the key’
Can you tell me the process of Management Contracting route?
- Appoint design team
- Design team prepare initial design

Signs contract - Works split into packages by MC
- Each package designed by design team,
tendered by MC and constructed by package contractors
contracted to MC on ongoing basis
Can you tell me about the process of Construction Management?
- Appoint design team inc CM
- No initial design required as CM is a consultant
- Works split into packages by CM
- Each package designed by design team,
tendered by the CM,
and constructed by subcontractors (package contractors) who are in direct contract with the Client directly on an on going basis.
Who enters into a contract with the work package subcontractors in relation to MC and CM
procurement routes?
MC: Management Contractor enters into a contract with the WP contractors
CM: Client enters into contract directly with WP Contractors
What’s the difference between MC & CM
Management Contracting
- The MC is in contract with the WP Contractors
- The MC is appointed based on Prelims and Fees
Construction Management
- The Client is in Contract Directly with the WP contractors
What’s the difference between Traditional and Design & Build
Traditional
- is a sequential process
- full Design is complete before contract
Design and Build
- Processes are / can be completed in tandem
- Only some Design is completed up front. Design is then progressed in the Tender period (CPs) and Construction (DSP)
