1) 10 dwellings up to 1000 sqm
2) each dwelling up to 150 sqm
3) MUST have an existing suitable access to a public highway
4) 4m single storey extension to the rear
5) building erected prior 24 July 2024
Class Q old rules?
1) 5 dwellings up to 865 sqm
2) each dwelling up to 465 sqm
3) building erected by 20 March 2013

What is an ag tie?
A condition on a property where it can only be occuipied by a person solely or mainly working in ag, retired from or is a dependent. S73. Town & Country Planning Act 1990
How to remove an ag tie?
1) market for a year then approach the LA presenting a case that supports that the ag tie no longer serves its purpose since there is no interest in the locality.
2) if there has been a uninteruppted and consistent breach of condition for 10 years, can apply for certifice of lawfulness.
3) If property is not built in accordance with planning permission then it was never consented too and therefore AOC cannot be correctly satisfied.
what is a section 106 agreement?
It is a planning obligation that outlines actions of which a developer or person must do to reduce impact on local community.
Examples of S.106 agreement?
1) restrict a development or use
2) require operations or actions to be carried out
3) reuqire payment of financial sums to the LA.
What is a NPPF?
National Planning Policy framework and sets out government policies.
