Phases of construction Flashcards
Phase 1
Survey & Startup
The three major activities that
are taking place are soil testing, topographic maps, and trailer
set-up. This will gather the information so the engineering
contractor can determine the location of sewer, gas, main water,
electric, and ground elevations.
Phase 2
Clearing and Demolition
Phase 3
Excavation
The excavating contractors do site excavation. This involves
the preparation of the site for actual building assembly.
Phase 4
Utilities
Plumbing, Electrical, Mechanical
Phase 5
Foundation
Pouring concrete
Phase 6
Framing
Framing involves carpenters, masonry contractors, and
structural steel contractors. In the framing stage of
construction, the principal function of framing is to develop
the structural components, also known as the building’s
“skeleton.”
Phase 7
Floors and Walls
Phase 8
Roofing
Roofs generally have three basic components: a
skeleton framing, a membrane to support the outer skin, and a
waterproof outer layer of roofing material.
SKELETON FRAMING
Phase 9
Final finishing
Virtually all the construction trades are involved in
this, the next-to-last phase of the project. There will be
10 to 12 different trades in this phase of construction.
Phase 10
Final Site Work
The last phase of project construction focuses on the grounds
surrounding the structure and is concerned primarily with paving and
landscaping. Paving, sidewalk, curb, sign, landscaping, and sod
contractors are the major groups involved in final site work.
