CBD
Central Business District
The core of the metropolitan area, containing commercial and administrative duties.
Has areas of high land value.
Has a high daytime population from all the people commuting.
IMZ
Inner Mixed Zone
Transitional zone located just outside the CBD, includes East Perth.
Contains many functions including residential, recreational, commercial, light industry and transport and administrative.
Is highly accessible (less parking and congestion issues) and has lower land prices than the CBD.
ERZ
Established Residential Zone
The largest zone in the metro area, dominated by housing. Includes Claremont and Morely.
Varying property densities and values, with average house prices of $1.82 million in Claremont and $522 000 in Morely.
Older houses with greater access to services, richer/older population, has undergone gentrification.
NGZ
Newer Growth Zone
New residential development located away from the centre of the metro area and in satellite suburbs, such as Armadale and Baldivis.
Lack services and infrastructure, as they wait to reach a certain population.
Has low land prices and many empty/vacant lots.
RUF
Rural - Urban Fringe
A transitional zone on the outer edge of the metropolitan area that bridges urban and rural functions.
Included Mundaring and Wanneroo
Contains mixed land use (rural, residential, commercial, recreational and special purpose).
Is constantly changing from invasion and succession.as the urban area expands.
Contains space-extensive functions.
IZ
Industrial Zones
Contains light to heavy industrial functions, with heavy industry clustered together such as with the Kwinana Industrial Area.
Space extensive functions locating on cheaper land further from the CBD.
Industrial areas are generally noisy, unsightly, and produce air pollution, and can cause land use conflicts with neighbouring zones.
OBDs
Outer Business Districts
Often dispersed throughout residential zones and include Joondalup, Midland and Rockingham.
They are situated along major transport routes and provide job opportunities outside of the CBD.
They predominate retail function, as well as health, business and professional services.
They demonstrate agglomeration, where businesses come together (such as Coles and Woolworths being located near each other)
SPZ
Special Purpose Zones
Scattered throughout the metropolitan area, yet typically located further from the CBD due to cheaper land and the ability to avoid residential areas.
Typically space-extensive uses like the Perth Airport and Casuarina Prison.
Include rubbish tips, which are located away from people to avoid land use conflict.
