Periodic and Assured Shorthold Tenancies Flashcards

Q
What is a periodic tenancy?
A
A tenancy that continues indefinitely until it is terminated by one or the other side giving appropriate notice. E.g. the tenancy expires at the end of a period such as paying monthly. Notice: the payment reflects the period for which rent is paid. Paying monthly means 1 month notice etc. Yearly tenancies, 6 months notice may be sufficient.

Common form of letting. The tenant has no security of tenure once the fixed period expires usually 6 months. Weak controls on the amount of rent. Under Housing Act 1996, unless a landlord specifically grants an assured tenancy then a assured shorthold will automatically arise
