park dedication
- as one of the conditions for subdiv approval, developer is required to dedicate up to 5% of the total area as parkland
- the title of the parkland belongs to the province
- the leave strip is not counted as part of the 5% of land for park use
park dedication rule exceptions
- no park designation required for a subdivision of less than 3 lots created
- not needed if the smallest lot created in a subdivision is larger than 2 HA
- not needed if it is a consolidation of a number of lots into a larger parcel of land
- a municipality can accept cash-in-lieu of parkland dedication (will accept cash instead of parkland dedication), i.e. the developer may be asked to pay 5% of the assessed market value of the land to the city for future park use
