Decsribe the unit you measured at 14 Austin Friars
At the time of measurement, the unit was stripped back to a Cat A finish and the property is reinforced concrete frame, LED Lighting, Raised access floors and suspended ceiling
Talk me through your measurement
I attended site with a laser measurer, pen, paper, tape measure.
I also had the previous measured survey to hand for reference.
Had lease plan to guide me also
Measured in NIA and IMPS 3
Excluded x1 toilet
Colleague reviewed my measurements

You say you determined the square footage?
Yes, because i had written instruction from my client to do so, however, measurements in SqM were contained within my report?
Why did you report in NIA
Because my client requested and because it is a coffee shop and not mandatory to report in IPMS yet
What was the outcome?
My measurements aligned within a 1% discrepancy to the incumbent measurements
Whats the set up of the commerce park unit?
Steel portal frame construction, profile sheet cladding with a pitched roof.
What featues did the unit have?
3 phase electricity, 10% office accomodation, service yard, roller shutter doors, full height
concrete screed floorr
How did you measure this unit?
GIA

Attended site with measuring device, pen, paper, phone, camera, tape measure
Had a copy of the service charge apportionment matrix showing the current figure
Meaured in GIA using laser measurer
Colleague reviewed for quality assurance purposes
What was the outcome?
2% variation from the figure listed in the matrix. Recommended to my client that i share my findings with the tenant.
T was happy with my findings and they paid the outstanding SC
What was the tenant withholding?
Nothing, the query from the tenant arose mid quarter, after they had already made payment.
What does the service charge cover?
Estate service charge, covers maintenance to the estate roadways, estate lighting, landscaping, gritting
Why didnt you measure on the basis of ipms?
Because it is not mandatory and the sc’s are apporioned on a area basis using GIA
How did you share your findings with the tenant?
Initially via email, which was sufficient for the tenant.
