21
Q

What is a limited use area?

A
22
Q

Under IPMS Resi, what is IPMS 1?

A

External

  • Sum of floors
  • Measured to outer perimeter
  • Report floor by floor basis
23
Q

Under IPMS Resi, what is IPMS 2?

A

Internal

  • Sum of floors
  • Measured to IDF
  • Report component by component
24
Q

Under IPMS Resi, what is IPMS 3A?

A

Occupier (GEA)

  • Exclusive occupation
  • Outer face of external wall / centre line of shared walls
  • Finished surface of walls shared with common facilities
25
Q

Under IPMS Resi, what is IPMS 3B?

A

Occupier (GIA)

  • Exclusive occupation
  • Including floor area occupied by internal walls and columns
  • Measured to IDF and finished surface of shared walls
26
Q

Under IPMS Resi, what is IPMS 3C?

A

Occupier (EFA)

  • Exclusive occupation
  • Excluding floor area occupied by full height permanent internal walls and columns
  • Measured to IDF and finished face of internal walls
27
Q

What are the IPMS All Buildings?

A

1 - External measurement
2 - Internal measurement
3.1 - External exclusive use
3.2 - Internal exclusive use
4.1 - Selected areas including internal walls
4.2 - Selected areas excluding internal walls

28
Q

What is COMP (2015) best practise for?

A

All assets that aren’t resi or office

29
Q

What is the principle of COMP?

A

To provide definitions to ensure a common and consistent approach to measurement

30
Q

What is GEA?

A

GEA is the area of a building measured externally at each floor level

Used for planning applications

31
Q

What is GIA?

A

GIA is the area of a building measured to the internal face of the perimeter walls at each floor level

Used for building cost information

32
Q

What is NIA?

A

NIA is the useable area within a building measured to the internal face of the perimeter walls at each floor level

Used for valuation and marketing of shops, supermarkets and offices

33
Q

How does IPMS 1 differ from GEA?

A

IPMS 1 measured to external extent of external walls and all external areas

Unlike IPMS 1, GEA excludes external balconies and accessible rooftops

34
Q

How does IPMS 2 differ from GIA?

A

IPMS 2 measures to the internal extent of the IDF

GIA measures to the internal face of perimeter walls

Unlike IPMS 2, GIA excludes internal balconies, external balconies, accessible rooftops and areas occupied by reveals of windows

35
Q

How does IPMS 3 differ from NIA?

A

IPMS 3 measures useable floor area to the IDF

Unlike IPMS 3, NIA excludes internal walls and columns, and enclosed walkways and passages, and areas occupied by reveals of windows

Also on floors with multiple occupiers, IPMS 3 measures to centre line, NIA measures to IDF

36
Q

What is internal eaves height?

A

Clear height between floor and lowest point on the underside of roof

37
Q

What is site depth?

A

Measurement from front to rear boundaries

38
Q

What is shop depth?

A

Measurement from notional display window to the rear of the retail area, including the thickness of the display window

39
Q

What is built depth?

A

The maximum external measurement from the front to fear walls

40
Q

What is gross frontage?

A

The overall external measurement in a straight line across the front of the building from the outside of the external walls or the centre line of the party walls

41
Q

What is net frontage?

A

The overall frontage of the shop line measured between the internal face of the external walls

42
Q

What should you consider in terms of accuracy of measurement?

A
  • Purpose
  • Client’s requirements
  • Building / site conditions that would influence how measurements are taken
  • Time / cost elements
  • Ramifications is inaccurate
43
Q

How do you measure land?

A
  1. Check boundaries with OS map or Land Registry title document
  2. Calculate area using Promap

Could also use trundle wheel / mathematical trigonometry / planimeter

44
Q

What is a plot ratio?

A

Ratio between size of site and building footprint (GEA)

Also known as site cover

45
Q

What is 1 acre equivalent to?

A

0.4 hectares

46
Q

What is a building line?

A

Line within, or coinciding with the property line, beyond which it is illegal to build

47
Q

What is scale?

A

Ratio of he length in a drawing to the length of real thing

48
Q

What are commonly used scales?

A

Location plan
1:12500

Building plan
1:100

Room plan
1:50

49
Q

What are measurement tools?

A

Tape
Rod
Laser device
Software

50
Q

How accurate are lasers?

A

Accurate to c. 1.5 mm
Up to 200m

51
Q

How often should lasers be calibrated?

A

Annually
