What does ITZA stand for?
What does it measure?

A

‘IN Terms Of Zone A’
It is NOT a method of measurement, it is a method of zoning. It is used in retail properties, where the frontage is more valuable.
It helps with analysing comparable evidence in valuations.

Zone A: divided by 1 (full value)
Zone B: divided by 2
Zone C: divided by 4
Zone D: divided by 8
