What is IPMS?
International Property Measurement Standards aims to avoid current inconsistent definitions of measurement in different countries and bring greater global transparency.
How does a disto work? How can you check its accuracy?
Sends out a laser beam and measures the time taken for it to reflect which provides a distance.
Check all distos by measuring against a known distance in the office. Less accurate the longer the distance or using outside as difficulty to aim.
What IPMS standards currently exist?
In January 2023, IPMS All Buildings was published which supersedes all previous standards. Currently, RICS endorse the use of IPMS Office, IPMS Residential, and IPMS Retail. This is likely to be changed to support the use of IPMS All Buildings.
What RICS document covers measurement?
RICS Professional Standard on Property Measurement (2018)
Why should surveyors report measurements on a dual basis?
Members should report on a dual basis until IPMS is embedded in market practice.
What is NIA and when is it used?
Net Internal Area - usable spaces (net effective area) used for valuation and agency purposes.
What is GIA and when is it used?
Gross Internal Area - overall internal spaces for logistic/warehouse.
What is GEA and when is it used?
Gross External Area - external dimensions of the envelope of the building for construction/planning purposes.
What is the differences between NIA and IPMS 3 - Office?
Internal Structural Walls and Columns
- Included in IPMS 3, Excluded in NIA.
Internal Non-Structural Walls
- Excluded in IPMS 3, Included in NIA.
Balconies
- Included but stated separately in IPMS 3, Excluded in NIA.
IPMS measures to the IDF, and in respect of a common wall with an adjacent tenant, to the centre-line of the common wall. This is different to NIA.
What is the Internal Dominant Face (IDF)?
The inside surface area comprising more than 50% of the wall section.
What is included under the definition of Shared Facilities?
Shared areas in buildings that typically do not change over time such as circulation areas, stairs, escalators, lifts, toilets, cleaners’ cupboards, plant rooms, fire refuge and maintenance rooms.
What are Limited Use Areas?
Areas in buildings that are incapable of legal or effective occupation such as areas with a lack of natural light or height restrictions.
