A
  • approximately GEA

  • External parking, upper void levels of atrium excluded
  • GEA = IPMS - balcone - rooftop terrace

  • measure to the internal dominant face (IDF)

A

IPMS:
- measurements taken to Internal Dominant Face
- no exclusion of restricted height of <1.5m
- columns included
- multi tenant - area measured to the midpoint of partition wall between tenancies
- covered balconies and galleries included (stated separately)

A
  • Gross External Area
  • Used for town planning, council tax vals and building cost estimation

A
  • Gross Internal Area
  • Estate agency, rating, vals of industrial/retail warehouses
  • 2-3% deduction from GEA

A

  • Exclude: canopies, fire escapes and covered ways

A

Include:
- kitchens
- areas occupied by ventilation/heating equipment
- areas occupied by skirting
- Notional lift lobbies
- Build in cupboards

Exclude:
- WCs
- Lift rooms
- Stairwells
- Areas <1.5m in height
- Areas rendered unusable (dimension between opposite faces <0.25m)

What are the THREE sub areas of IPMS 3 Residential?

A

IPMS 3A: measurement to the outer face of the external wall and centre-line of shared walls
IPMS 3B: measurement of the area in exclusive occupation, including internal walls and columns, measured to the IDF
IPMS 3C: measurement of the area in exclusive occupation, excluding the walls and columns, measured to the IDF
