What is IPMS 3 Used for?
Offices- Agency, valuation, taxation and property management.
What is a limited area and give some examples?
Areas within the exclusively occupied area that are not fully useable:
1. Lack of headroom (Under 1.5m)
2. Lack of light
3. Different to the accepted IDF.
What is IDF
The internal dominant face

Whatever finish makes up 50% of the wall area
What does IPMS 3 measure?
The space available on an exclusive occupation basis
What areas are excluded in IPMS 3 (office)?
Standard facilities and shared areas- toilets, lift areas, shared receptions and maintenance rooms
What areas need to be listed separately in IPMS 3 (office)?
balconies, galleries and terraces
What do you deduct from IPMS3 (office) to get an NIA measurement?
Window reveals, internal structural features, mid point of shared walls, areas of head height below 1.5m, balconies, galleries & terraces.
Why is IPMS 3 (office) used?
Use of IPMS for resi and office buildings is now mandatory, with other types of property being added as more use classes adopted.
Standard measurement for reporting?
Square Foot

Distometer, measuring wheel, chains, tape measurers etc.
