Measurement Flashcards
When is the RICS Code of Measuring Practice not the best practice for measurement exercises?
Residential and Office premises (IPMS)
When is GEA used?
Town planning
Building cost estimates (reinstatement)
When do you use GIA?
Industrial
Retail warehouses
Residential
What should NIA be used for?
Shops
Offices
What is net frontage?
Overall frontage of the shop line measured between the internal face of the external walls
What does NIA exclude?
WCs (staff)
Plant/lift rooms
Stairwells
Meter cupboards
Areas less than 1.5m
Columns
What is internal eaves height?
Clear height between the floor and the lowest point on the underside of the roof
What is included/excluded in GIA?
Included:
Columns
Lift wells
Loading bays
Ancillary offices
Excluded:
Canopies
Fire escapes
Covered ways
How would you measure a shop width if there is partitioning that the tenant has put in?
Remove a ceiling tile
Spot any gaps
Inspect basement/first floor
Scale from floor plans
How do you measure land?
Check boundaries on site with OS plan/land registry title document prior to calculating with promap
Use a trundle wheel
What is site coverage?
The ratio between the size of the site and the building footprint (GEA)
How many hectares is one acre?
0.40
What measurement tools can you use?
Tape measure, distometer, software
What can distort laser measurements?
Bright sunlight
How do you check the accuracy of a laser measure?
Frequently
Against a known distance
Record results in a log
What is a building line?
A line within the property line where it is illegal to build beyond
What is the aim of IPMS?
To avoid inconsistent definitions of measurement in different countries and create greater global transparency
Replaces measurement of offices and residential properties in the RICS Code of Measuring Practice 2015
RICS members are encouraged to report on a dual basis until IPMS is embedded into market practice
When is measuring office or residential premises under IPMS not mandatory?
When a client provides a written instruction to use an alternative
What are general principles for measurement mentioned in RICS Professional Statement?
- provide a date when measurement was taken
- state measuring methodology adopted
- state the conversion factor and any rounding
- retain a record of who measured
- provide reference and scale of any plans used
What is IPMS 1?
Used for measuring the area of a building including external walls on a floor-by-floor basis
What is IPMS 2?
Used for measuring the interior of an office to include all areas available for direct use
Measured to the internal dominant face of the wall on a floor by floor basis in component areas
What is the internal dominant face?
The inside finished surface comprising more than 50% of the floor to ceiling height for each IDF wall section
What is IPMS 3?
Used for measuring the occupation of floor areas in exclude use using same assumptions as IPMS2
Measured to the internal dominant face on a floor by floor basis
What are differences between IPMS3 and NIA?
Perimeter measurements are taken to the internal dominant face
No exclusions for restricted use (less than 1.5m)
All columns included
How much space is excluded in NIA between a column/wall
0.25m
What can be an issue of using tape measures?
It stretches
What are the two measurement documents that you need to be aware of?
RICS Code of Measuring Practice
RICS International Property Measurement Standards
What are the different sections of IPMS?
IPMS 1
IPMS 2
IPMS 3.1
IPMS 3.2
IPMS 4.1
IMPS 4.2
What is clear internal height?
The height between the floor surface and the lowest part of the roof trusses/ceiling beam
