- NIA - Shops for agency, rating and valuation purposes.
- GIA - (approx 15% more) Industrial, warehouses, supermarkets for agency, rating and valuation purposes
- GEA - (3% more) - Commercial reinstatement cost for planning, Council Tax and Building reinstatement costs.
What is NIA?
Usable area.
Include: Atria with clear height and entrance (if not common), Kitchens, Notional lift lobbies and fire corridors, Area occupied by demountable partitions.
Exclude: WCs, Plant and lift rooms, Cleaners cupboard, meter cupboards, areas with head-height <1.5m, areas are unusable if opposite face is <0.25m away.
Measure to glass for full height glazing, unless structure makes space unusable.
GIA
Measure internal faces of external walls.
Includes: Coloumns, lift wells, Mezzanines with permanent access, loading bays, ancillary offices.
GEA
Measure around outside of building. Includes external walls.
Techniques for measuring
Scale from plans, Get to plaster finish of wall, inspect basement 1st, remove ceiling tiles.

Slightly similar to NIA but includes internal columns. Measure to internal dominant face
