Give an example of when you gave excellent client care?
Somerled - urgent refresh came in requiring RF same week but the property was in a far off location. Talked to the client more and determined that the inspection could be conducted the following week when we had time, if we ensured that the report was out by the end of the week.
EPC - urgent EPCs come in for the new regulations, required the EPC same week and call came in on the Tuesday. I performed the EPC on Thursday and ensured they had the report Friday morning.
Discuss with clients their requirements - don’t always need a scheme 2, etc.
When have you acted with integrity?
Asked to increase values by agents who we do a lot of work for, informed them it was not supported by market comparables.
When asked to include insulation that does not exist in an EPC.
Asked to ignore what was likely asbestos on a garage roof.
When have you acted in the public interest?
Advised client that they could not cut down trees at the end of their garden as not only were they not on their premises, they likely had TPOs.
When do you give effective communication?
Monthly meetings, collate and prepare information for presentation.

When have you worked in a team, which role did you take and which roles did the others take?
When doing inspections for more complex lending reports. The reports have several components and have a tight turnaround time. We’ll take on different roles such as researching the comparable for analysis, gathering the appendices and formatting the report, writing the market analysis and then the inspecting surveyor would draft the main parts of the report.

Examples of acting within H&S requirements?
Not inspecting in dangerous situations, loft spaces etc.
Adhering to lone working policy - checking in and out.
Examples of conflict avoidance, management etc?
Complaint came in regarding a report, stating that the comments were inaccurate and they would not pay for the report. I asked for a written email outlining their complaints and if they would like to make a formal complaint. They specified they would like to speak to a senior surveyor. I arranged for the senior surveyor to call them back, and it was dealt with in house.
Give an example of when you have promoted inclusivity and diversity?
In the office, there have been members of staff who are less able to perform individual admin duties. We have re-allocated certain tasks.
I have done research on neuro-divergent working patterns.
I have taken part in unconscious bias training whilst I was at uni.
How do we promote inclusive environments?
Build spaces that are more inclusive and that can be adapted. Build homes that can be adapted to the different stages of life as well as to include disabilities etc.
ex. Having a WC on the ground floor, having ramp access to new builds, widened doorways.
