It makes it the most desirable place for different land use.
The CBD covers a relatively small part of any city or town but the demand for the space is high therefor the rent that people would be willing to pay would also be high.
As a result many of the buildings are skyscrapers.
The CBD can become very busy with traffic - congested - this has led to some streets being people only. This is called pedestrianated.
Car parks are found all around the CBD.
There is often park and ride schemes to encourage people to use public transport.
What are inner cities

Many inner city areas have undergone regeneration and urban redevelopment.
What are the suburbs?
Residential areas at the edge of settlements characterized by detached single family homes and low populations.
Residents of the suburbs tend to have a high portion of car ownership.
Suburban streets are quiet during the day.
Older industrial zones
Inner cities.
Largely surrounded by residential zones, most have shut down.
Newer industrial zones
Relocated to the outskirts, land is cheaper and there are easier transport lines.
