A

How did you carry out your inspections at KFH? What did you look for on-site? If defects were found what was the process to instruct

A

H&S and work act 1974, Lone working policy, open calendar policy so the team is aware of where I am. Code word (Lee Watts). Looked for general condition of the property if there was more than fair ware and tare, any structural defects or damp that hasn’t been reported. Get competitive quotes 2-3 depending on the size of the works, ensure they align and recommend a contract to the LL, follow up to ensure works are done to a standard.

Why did you advise to install anchor bolts?

A

I was provided a quote for complete fall protection and i advised to my client that this is not necessary rather install some anchor bolts which will be more cost effective.

At 41 Devonshire Street you advised the client to leave a corroded lintel in place make repairs and monitor. Can you expand on this. What type of lintel was? What was it purpose? What advice did you give your client regarding on going monitoring.

A

The lintel was supporting the walkway at the rear of the property, it was a steel. The structural engineer provided me with two option one to replace the lintel and the second to treat the existing. The reason the option to treat the lintel was decided was the building is due to go under a large refurbishment as part of the company’s business strategy. It was recommended by the structural engineer that an annual inspection is required which I informed the property manager and facilities manager to include onto their internal list of inspections

You advised replacing the deteriorated single-glazed windows during the proposed PPM works at 71 Weymouth. This required planning permission what other would you advise your client needs to comply with for the project.

A

I would advise the client to appoint building control and get revised EPC once the works have been completed
