What is the definition of rateable value?
As per schedule 6 of the local government and finance act 1988, rateable value is defined as:
The amount a non-domestic hereditament
Shall be taken equal to the rent which is estimated
That might be reasonably let from year to year
Based on 3 assumptions:
- Let on FRI terms
- Reasonable state of repair
- Tenancy begins on the material day

Physical limb- matters affecting physical state and enjoyment of the hereditament
Use limb- mode of category of occupation of hereditament, it’s actual use - can only assume something different if in same category
