What is a diliapidations assessment?
A report which details the costs the tenant could expect from a landlords terminal schedule. It also details recommendations of how to best proceed.
Describe the premises
Vacant ground floor office space circa 1500 sq ft. Open plan office area with tea point and breakout space and ceullarised office around the perimeter.
What type of lease did they have?
An IRI lease
What is an IRI lease?
Internal repairing and insuring lease.
Maintenance, decorations, repairs and insurance confined to the internal parts of the property occupied by the tenant. Service charge is usually paid for landlord common areas.

I reviewed the lease documents available including:

I inspected the property and inspected the ceilings, walls floors and determined what elements would need to be reinstated, repaired and redecorated.
Was there any external areas considered?
The tenant had use of 9 parking spaces, however these we still the responsibly of the Landlord
Why did you advise that they undertake the works themselves?
They had 8 months remaining on the lease and this would give them adequate time to undertake the works. They would therefore be in control of the works and be able to limit costs where possible.
This would also reduce the later dilaps claim and prevent additional costs for consequential losses
What are consequential losses?
(Indirect loss) Additional costs associated with breaches of lease due to the condition of the property

Loss of service charge
