What is a lease précis?
It is a written document which allows the surveyor to identify key provisions more easily within a lease including rent, term, rent free and incentives, deeds of variation, rent reviews
How many comparable transactions did you include and why was this a sufficient number?
4 comparables, was within the same or similar pitch as the subject property, recent dates and all with a clear ZA rate of £98-£105
Lack of comparable high street comps due to drastic difference in pitch
What was the original rent and Zone A of the property?
£45,000 - ZA of £90
What was the improved rent and ZA following rent lease renewal?
£50,000 and £100 ZA
