Why did you carry out land registry searches if you were not the Building Owner Surveyor?
A
The Building Owners Surveyor asked if I could assist in identifying the leaseholders. As I was already appointed on behalf of the Freehold I was willing to carry out further checks.

Why do they need to be long leaseholders?
A
Anyone with an interest of greater than a year in the property is deemed to be “an owner” under the Party Wall etc Act 1996.
