Describe the school (Wimbledon Park School, Merton)
Several single and two storey buildings with the site developing over the past 20 years to meet demand for additional pupil space
What are low-lifecycle costs
An estimate of the cost that an asset will incur in its lifetime. Every time a component is maintained and replaced, it results in both a financial and an environmental cost.
What is the cost of UPVC replacement v timber?
UPVC is £5-£15 l/m
Timber is £100-£180 l/m
Was the school listed?
No neither was it in a conservation area.
Why did you opt for replacement as opposed to sanding down and painting?
Poor maintenance at the school
UPVC capping was not an option due to the condition.
What do you mean by lower maintenance requirement?
UPVC is waterproof,
Requires little maintenance (repainting)
lifespan of approximately 60 years compared to timber with a lifespan of 20-30 years however if unmaintained this is reduced to 10 years.
Please describe the scope of works (Pelham)?
Remediation of the existing drains, installation of new rainwater gulleys, relevelling and new tarmac playground and thermoplastic markings.
What did the CCTV Drainage Survey find?
It found a number of blocked drains.
Why was the existing insufficient?
It was clearly beyond it’s design life, the wearing course was uneven with a number of puddles. Was a risk with ice in the winter and being inaccessible during heavy rains.
Why did you increase the size of the rainwater gulleys?
After consultation with the CCTV Drainage surveyor, it was of his opinion that the only two rainwater gulleys were not sufficient in size. This was also evident by the amount of silt build up around the gulley.
