What is the role of the Employers Agent in JCT D&B?
To manage the delivery of a D&B construction project on behalf of the Client and complete their obligations under the Contract.
Includes:
• Issuing instructions
• Managing change control procedures
• Assessing EOTs
• Certifying Practical Completion
• Issuing the certificate of making good defects
What is the role of the Principal Designer in JCT D&B?
To manage, monitor and co-ordinate Health & Safety during the pre-construction phase of a project.
Acts to keep people safe on site and eliminate or control foreseeable H&S risks.
What consider a QS to be suitable for the role of the Principal Designer?
Yes, a QS can act as a Principal Designer. We draft preliminaries which influence on site activities
It can be anyone who specifies and alters designs as part of their work – Architect, Engineers.
It can also a Contractor or tradesperson, or anyone who carries out design work
What projects require a Principal Designer?
A Principal Designer must be appointed on all construction projects with more than one Contractor on site
What is the role of the Contractor under a JCT Contract?
Complete the works:
- As per the Contract Documents
- To the Standard required
- Comply with legislation
- Comply with Health & Safety at Work Act
- Comply with Building Regulations & CDM Regulations
Basically, they are required to build the job to the standards required in accordance with the contract and the laws of the land.
What is the role of the Quantity Surveyor under a JCT Contract?
• Prepare Interim Valuations • Value variations • Ascertain Loss & Expense • Prepare Final Account Note – QS not required under Minor Works contract (CA carries our role of QS) Note – QS not named in D&B Contracts
