What is the Building Act 1994 and its purpose?
The Building Act 1984 is Legislation relating to the way buildings are designed an constructed in the UK.
Sets out minimum performance standards for buildings
Empowers local authorities to enforce the building regulations
Its important for the integrity and quality of buildings
Ensure health and safety of people using the building
What is the Town and Country Planning Act 1990?
Sets out policies on how land is developed
Sets out local authority frameworks for planning (ie planning permissions required for developments)
What is Section 106
A section 106 agreement is an agreement between a developer and a local planning authority about measures that the developer must take to reduce their impact on the community

What is the HGCRA Act 1996 and what does it do?
Ensured prompt payments in the industry and that disputes are resolved quickly
Provisionals of the Act include:
- The right to be paid in interim, periodic or stage payments
- The right to be informed about the amount due, or amount withheld
- The right to suspend works for non-payment
- Right to adjudication
- Disallowing pay when paid clauses
What is the Local Democracy, Economic Development and Construction Act 2009 (LDEDC) and what does it do?
Amends the Construction Act (HGCRA)
Introduced the right to adjudication even if contracts are not in writing (ie verbal)
