is the channeling of home seekers to particular neighborhoods. it also includes discouraging buyers or renters from considering certain areas
Define redlining
is the practice of refusing to make mortgage loans or issue insurance policies in specific areas other than the applicants financial qualifications.
intent and effect in discriminatory
owners and licensees must examine their own practices and policies to make sure they are not unintentionally appearing to engage in discriminatory actions
disparate treatment: is when one actions are specifically discriminatory. (actions seek to discriminate)
Disparate impact: is when effect of ones actions are discriminatory. (the effect of ones actions are discriminatory)
