Lecture 2 Flashcards
What is a Green Building?
Green building is the process of building a structure and using processes that are resource efficient and environmentally responsible throughout a building’s life cycle.
What are high performance building purposes? (why are sustainable buildings better than standard ones?)
- reduce cost of maintenance throughout a buildings life cycle.
- improve health of occupants.
- decrease impact of building on environment.
- minimize resource consumption.
what is whole building design?
designing all building systems together as they operate interdependently, we have to think of green design in every stage.
who plays a vital role in reducing building impact?
- architects
- engineers
- owner
- builders
what are the traditional project phases?
1.designing
2. construction plan
3. bidding
4. construction
5. commission
6. occupancy
what is the new way of building?
IPD (Integrated Project Delivery) is an approach that integrates people, systems and businesses
what are the new additions to IPD?
the Pre-Design Phase, and additions to Design Phase, all the while adding green building codes to existing phases.
what is Pre-Design Phase?
- clear statement of project vision
- research of green technologies and strategies
- setting priorities
- selecting project team.
do green buildings cost more than standard buildings?
during construction, yes. however, if we look at the LCC, then no, the will reduce overall cost throughout the buildings life cycle.
what is LCC
LCC (Life Cycle Cost) refers to the summation of the cost used in a building in all stages including construction, planning, maintenance and deconstruction.
what are building costs?
soft construction costs: costs not directly related to building and constructing but related: architecture, engineering, legal..
hard costs: costs related to improving the property
