Plat
prepared to legally document and record information about a parcel of land. It shows property ownership, utilities, property dimensions, bearings, reference points, and buildings.
Proffer
A guarantee made by a developer or owner to provide some kind of service or amenity in exchange for municipal approval of a plan
Program
Goals and expectations for a project
Setback
required distance measured from the ROW in which no private construction may encroach without prior approval from municipality
Covenant
restrictions and rules in addition to zoning and subdivision regulations applied to a specific parcel of land regulating the use or development of the land.
Conveyance
legal process of transferring property from one owner to another
Deed
a document signed by two people for transferring ownership of property from one person to the other and contains legal description of the property.
Deed of Trust
legal document transferring title of property to a third party who holds the deed of trust until the debt is paid in full
Preservation Ordinance
a local legislation created to protect buildings and neighborhoods from destruction or thoughtless rehabilitation
Buildable Area
the lot area minus the required yard setbacks. Structures are only allowed in this area.
What does zoning determine?
zoning determines land use, minimum lot size, lot dimensions, and setbacks
What is the FAR (floor area ratio)
the FAR sets the maximum square footage allowed in the buildable area
Regional Land Use Maps
these maps typically illustrate existing land uses and types, and areas and types of proposed development
Traversing
A surveying technique that describes an area of land by means of a series of connected lines
Geodetic Survey
survey that are of such a wide extent that the curvature of the earth is a matter of importance
Vertical Controls
Consists of a system of benchmarks used to establish heights above average sea level
Bearing
unit of direction of a boundary line recorded by means of angular measurements in degrees, minutes, and seconds
Traverse (open and closed)
A traverse is formed by measuring the angular relationship and linear distance between two adjacent stations. A closed traverse forms a closed polygon like a property boundary. An open traverse does not form a closed loop.
Environmental Impact Statement
a study required by US federal law for projects involving federal funds to determine type and magnitude of impacts expected on natural and human environment, along with alternative courses of action (or no action)
What does NPDES stand for
National pollutant discharge elimination system (controls water pollution by regulating point sources that discharge pollutants into US waters)
what does LEED stand for
Leadership in Energy and Environmental Design (green bldg tool that addresses entire bldg lifecycle)
Cohesive Soil
soil is compact, difficult to divide, and on desiccation (extreme dryness), large cracks form
Granular Soil
soil with granular structure in rounded aggregates from 1-10 mm
Organic Soil
soil formed essentially of accumulated vegetation, not easily compacted
name pH terms and levels
acidic 0-7, neutral 7 (6.5-7.2 for most plants), and alkaline 7-14
liquid limit
the minimum moisture content at which a soil will flow under its own weight
Proctor compaction test
test to determine the maximum practically achievable density of soils and aggregates
Hydric soils
soil formed under conditions of saturation, flooding, or ponding long enough during the growing season to develop anaerobic conditions in the upper part
Bearing capacity
the load a material can withstand before failure
Meadow
periodically inundated wetland that may or may not have water present
Mangrove
wetland associated with salt water
Chlorosis
plant condition caused by iron deficiency, and may cause leaves to turn yellow while the veins remain green
