Advised client to undergo Enviro Survey regarding FZ2 risk - to ensure no risk remained to the Property and its value

undersupplied and had good demographics - therefore applied strong forecast occ rate, stabilisation period and PRR

advised on MV and VPV
advised client that sub optimal demographics but no nearby competition re quality and size so applied strong forecast occ rate
advised on CR adjustment for 2nd location and refurbished
suitable for loan sec

advised on MV and VPV
advised that 2 better stores nearby re size/qual, however, as area undersupplied it would not impact forecast occ but would impact stabilisation period (time to get there)
advised on VPV by assuming 0% occ rate but this risk falls away as store fills up

As EPC E i advised it was compliant but likely wont be with future changes to MEES

i made a leasing report and I advised to fit the floor out as the floor was small would be fast - 8 weeks. I advised the client on the benefits e.g higher HLR, reduced void and reduced rent free
